Coastal Rhode Island Condo Master Flood Policies, Deductibles and HO-6 Escrow Rules — Ocean State Context
Updated October 2026
A coastal Rhode Island condominium can have three distinct insurance expenses: the association’s master property coverage, a master flood policy and your individual HO-6 policy. Seeing insurance included in the monthly association fee does not establish that the unit satisfies mortgage requirements or that your belongings and interior improvements are adequately covered.
Read the master policies together
Request declarations, coverage forms, deductibles and renewal dates rather than relying on an insurance certificate alone. The lender reviews both the project’s insurance and the coverage needed for your individual unit.
The master property policy may provide broad interior coverage or leave significant walls-in responsibilities to unit owners. The condominium documents help allocate those obligations. Flood coverage is separate: a standard property policy generally does not insure flood damage.
| Coverage | Main review question |
|---|---|
| Master property | Which building and interior components are insured? |
| Master flood | Does coverage meet the building’s applicable requirements? |
| HO-6 | Are interiors, belongings and liability addressed? |
| Loss assessment | Which eligible association assessments are covered? |
For a building in a Special Flood Hazard Area, the lender must evaluate applicable flood-insurance requirements. An association’s residential condominium building flood policy may satisfy the building requirement when properly structured. Individual coverage does not automatically cure every master-policy deficiency.
Examine deductibles and assessment exposure
A large wind, named-storm or flood deductible can create owner exposure even when the association carries substantial coverage. Ask whether a deductible applies per building, per occurrence or through another calculation.
Loss-assessment coverage has limits and exclusions. It should not be assumed to pay every master-policy deductible or every flood-related assessment. Have the insurance agent compare the proposed HO-6 coverage with the governing documents and master policies.
Also review renewal increases, pending claims and special assessments. These can affect both project eligibility and your monthly budget. The Consumer Financial Protection Bureau explains how insurance and escrow expenses interact with mortgage payments.
Avoid double-counting escrow expenses
Master premiums are generally paid by the association through dues, not deposited separately into each owner’s mortgage escrow. Your individual insurance may be escrowed when required by the lender. Confirm the actual arrangement before using the monthly payment calculator.
Include municipal property taxes separately and verify Newport or another municipality’s owner-occupied tax treatment through local records and the Rhode Island Division of Municipal Finance. Compare the resulting total with a mortgage quote that identifies dues, personal insurance, taxes and any required individual flood premium without duplicating the association’s expenses.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
